Background
We have given some thought to the four of us buying a house together. This is not something to be entered into lightly, we know. Neither subset of us owns their own house currently, and we may be biting off more than we can chew by complicating our first purchase. We'll find out! We are only in the very early stages, but if anyone knows of any good 4+ br's with finished or finishable basements in Minnapolis, or Merriam, Prospect, or Highland Park, let us know.
Cat's Email To Our Realtor Friends
Hey all, I'm working on an email to send to our lifestyle realtor friends telling them what kind of house we're looking for and what kind of help we need. Here's what I was going to say, let me know if you would recommend any changes/additions:

First of all, we haven’t seen you in a long time and miss you! We should get together for dinner soon. Lots of things have been changing with us, mostly for the better.
We googled you and found your ‘real world’ real estate location. The web site is quite nice. We’re thinking that we, along with our steady other-partners whom we have been seeing for a few months now and have made pretty strong commitments with, may be in the market for a house within the next year or so (late next summer or fall target move-in date).
We thought that you might be able to lend your expertise and advise not only to our unique house needs, but our unique financing needs as well. We don’t really know the best way for four people (with varying amounts of resources) to buy a house together and share equally in the costs, equity, and risk. But seeing as you have experience with both buying properties and helping other people finance them (and with “lifestyle realty”), we thought you’d be the best people to ask.
As far as what we need in the house, particularly with space needs, we need more than what two people would need, but less than what two separate households would need (i.e., we don’t need two kitchens or four bathrooms). However, we are open to a duplex, if the space was right. We’re looking for something in Minneapolis or St. Paul, not in the suburbs, but at this point we’re pretty open as far as neighborhoods, but the closer to the center of things the better (we’re partial to Highland Park, Prospect Park, Merriam Park, and Macalaster/Groveland). We need a place where we can each have private space, so that means at least 4 bedroom-type areas (these could be ‘dens’ or ‘offices’). We don’t need any more than two bathrooms, but we need at least two showers. We’d like a full size basement, finished or finishable. A decently sized kitchen and yard are also important. As far as cost, we’re thinking that [Money Amount 1] would probably be as high as we could go, we would be hoping for something closer to [Money Amount 2].
We’re not looking to buy tomorrow, but because of our somewhat-unique situation, we thought that we’d get the ball rolling with you sooner rather than later. Our little family has “family dinners” on Tuesday nights, to which you are invited to both meet our Others and discuss our hopes for a house. Let us know if you’ll be available any upcoming Tuesdays.
